Christus Health, a nonprofit operator of health care facilities, signed a lease to occupy 21,263 square feet at the Brookhollow Central office campus in northwest Houston. John Amini with CBRE’s Office Occupier team represented the tenant. Brian Strait of Lincoln Property Co. represented the landlord, Hertz Investment Group. Christus will relocate its Houston administrative office from its long-time home at 2707 N. Loop Freeway to Brookhollow Central II at 2900 North Loop West in the second quarter of 2022.
Middle Street Partners purchased Folio West, a 266-unit apartment building at 2525 CityWest Blvd. in Westchase from a joint venture of Patrinely Group and USAA Real Estate. The complex was developed by Patrinely and USAA in 2017. Dustin Selzer, Matt Kafka and Jett Lucia of JLL represented the seller.
Hercules Inc. signed a long-term lease for 111,062 square feet at Park 8, a development of Avera Cos. and AEW Capital Management at the southwest corner of Beltway 8 and Interstate 45 North. Jim Autenreith and Jay Wall III of Moody Rambin represented the tenant. Jason Dillee and Nathan Wynne of CBRE represented Park 8. The remaining 131,698 square feet of the 242,760-square-foot distribution center is occupied by Hellman Worldwide Logistics.
In Baytown, Avera Cos. and AEW Capital Management teamed up to develop Kilgore Grand Parkway, a 522,135 square foot cross-dock building on 33.9 acres along the Grand Parkway at Kilgore Parkway. The project will have a 40-foot clear height and is planned for completion in late 2022. Kelley Parker with Cushman & Wakefield is handling leasing.
Miami-based AHS Residential acquired a 6.6-acre site in Ten Oaks, a development of Houston-based Wolff Cos. at the northwest corner of Park Row and Barker Cypress Road in the Energy Corridor, for the construction of three 12-story apartment buildings totaling 576 units. The site, located across from the west campuses of Houston Methodist and Texas Children’s Hospital near Cullen Park, is the last parcel to be sold in the 83-acre Ten Oaks development, according to Wolff Cos. The project, AHS Residential’s first in Houston, will offer one, two, and three-bedroom units.
Be A Champion, a provider of services for under-privileged youth through sports, education and nutrition programs, leased 18,004 square feet of office space at 7155 Old Katy, suite 270. Ryan King of MHW Brokerage Services represented the tenant. Daniel Hollek and Simon Ha of Braun Enterprises represented the landlord, Old Katy TIC.
