Can I sell my buy-to-let property without using an estate agent?

I have a buy-to-let flat and my tenant has occupied it for more than 20 years. I want to sell it, he wants to buy it — he has his finances in place — and we have agreed on a price. However, although I have a solicitor lined up, I’ve never sold a property without an estate agent being involved. How do I go about it? I know I have to pay capital gains tax and the price we have agreed is, I believe, a bit below market value. I don’t know where to start.
