NCH Corporation Sells South Brunswick Industrial Property

Global commercial real estate advisor Avison Young has arranged the sale of an industrial property at 34 Stouts Lane in South Brunswick on behalf of the seller, NCH Corporation to SNS Real Estate Investment Group.

The sale of the vacant, 84,000-square-foot (sf) property continues the consolidation of NCH Corporation, and the new owners will partner with Avison Young to aggressively seek new tenants.

NCH Corporation was represented by Tim Cadigan, Matthew Turse, John Gianis, all based in Avison Young’s New Jersey office in association with Mike McElwee of Hughes Marino. The buyer SNS Real Estate Investment Group was represented by Avison Young’s Steve Gianis.
“Our goal with this property is to partner with SNS Real Estate Investment Group to build a value lease option for tenants in Central New Jersey, which aligns with their vision and strategy for the area market,” said Cadigan. “This is a great opportunity for a new tenant to occupy a functional asset with stable ownership and competitive market rates.”

According to Avison Young’s latest industrial market intelligence, the New Jersey industrial market is stabilizing after a period of heightened activity, with asking rents declining by 6.3% year-over-year from peak levels to $15.16. Leasing volume has risen by 2.21% year-over-year, reaching 33.7 million square feet in 2024. Notably, over 50% of new deliveries were pre-leased.
SNS Real Estate Investment Group will implement improvements to the building, which are anticipated to complete in the second quarter of 2025. Planned renovations to the interior of the property will deliver a clean, modern warehouse environment. Planned improvements include complete interior demolition to create open floor space, new HVAC systems, upgraded LED lighting, new dock packages, slab grinding with epoxy coating, and painting of the roof deck and walls to achieve a bright, whitebox finish.
