Colliers Says India Is A Key APAC Real Estate Investment Hub

The “2026 Global Investor Outlook” report, released on 21 November 2025, reveals that investors are re-entering global real estate markets with growing confidence. The findings, based on a global survey of institutional investors, show market fundamentals are improving and pricing expectations are normalising. This is fuelling optimism for 2026, despite persistent cost pressures and geopolitical risks. A significant trend identified is the shift of global capital towards APAC, driven by the region’s dynamic growth, expanding middle class and potential for innovation. APAC-focused capital raising has surged over 130 per cent since 2024, now representing 11 per cent of global fundraising.

India’s Strong Fundamentals Boost Appeal
The report positions India as an attractive emerging market for investment across both core and alternative assets. It attributes this to India’s strong economic fundamentals, long-term demand prospects and a growing pipeline of institutional-grade real estate stock. Global investors are seeking higher returns and the scalable deployment of capital, particularly in land and developmental assets.

“Investments in India’s real estate sector have demonstrated remarkable resilience, underscoring the depth of the market and growing investor confidence,” said Colliers India, Chief Executive Officer and Managing Director, Badal Yagnik. “We foresee annual investments to the tune of USD 5-7 billion each in 2025 and 2026, driven by a balanced interplay of foreign and domestic investors.”

Institutional investments in Indian real estate totalled USD 4.3 billion during the first nine months of 2025. The office and residential segments are projected to contribute nearly 60 per cent of the year’s total investments.

Diverse Asset Classes In Focus
The industrial and logistics segment remains a top priority for investors across APAC, with survey respondents highlighting ‘big box’ warehousing and last-mile logistics as leading opportunities. In India, alongside offices and residential, the data centre segment is expected to see increased investments, driven by rapid digital infrastructure expansion.

“Building on the momentum of 2025, India’s real estate investment landscape is poised for a stronger 2026,” said Colliers India, National Director and Head of Research, Vimal Nadar. “Cross-border capital will continue to remain a critical driver, as India consolidates its position as one of the emerging destinations for stable, long-term real estate investment in the APAC region.”

The report concludes that with both domestic and international investors growing more active, 2026 is set for increased competition and higher transaction volumes across Asia Pacific, with India being a key beneficiary of this trend.
