A real estate investor is selling his Jackson Hole, Wyoming, ranch for $40 million as he prepares to downsize, according to media reports.

Jon Rotenstreich and his wife, Susan, reportedly spend most of their time in New York City but have frequently used the 21-acre property during family vacations and in the summer.

Jon Rotenstreich was a founding principal of Bayer Properties, an Alabama-based real estate investment firm that was acquired by Dallas-based firm Centennial in 2022.

A private slice of nature

The property is located near the Wyoming-Idaho border and a short drive from Grand Teton National Park. It’s about four hours away from Yellowstone National Park.

A quarter-mile of Snake River flows through the property, which also features a reflective spring-fed pond and flowing channels from Ely Springs Creek, according to the listing. An abundance of trout have been found swimming in the waters just steps away from the home, making it a perfect spot for fishing.

Moose and elk have also been found on the property.

Inside the house

There are two houses on the property: a 5,906-square-foot Western lodge that serves as the main house, and a two-bedroom guest cottage.

The lodge is made of log, stone, timber, reclaimed wood, according to the listing. There are two wings that hold six bedrooms and six bathrooms, a great room, dining area, and a stone alcove office located in the center. Large windows allow for natural sunlight and views of the flowing creeks and nearby mountains.

The house is fully furnished and move-in ready, according to the listing.

Outside the main house is a kitchen garden enclosed by a hand-woven willow fence, perfect for growing flowers and herbs.

The two-bedroom guest house is located among the trees and near more flowing creeks.

Cars can be parked away from the elements and animals in the detached, heated garage that can also be used as a barn. Near that is a 1,728-square-foot studio for working or storage.
