Investors drop $16M on waterfront Sunset Islands teardown

Investors bought a waterfront teardown on Miami Beach’s Sunset Islands for $16 million in an off-market deal.

Records show Dr. Brian Berman and Dr. Anne Burdick Berman sold the house at 1541 West 22nd Street to a Florida LLC named for the address and managed by Danny Hertzberg, Craig Dell and Cary Luskin.

Hertzberg is a residential real estate agent with the Jills Zeder Group at Coldwell Banker Realty. Dell and Luskin are partners leading 21st Century Property Group, a real estate investment firm based in Palm Beach Gardens. 

Hertzberg confirmed they plan to demolish the existing home and build a new single-family spec house. 

The Bermans are both dermatologists in South Florida. They bought the house in 1992 for $720,000, according to property records. The waterfront home was built in 1941 on half an acre on Sunset Island IV, records show. It has three bedrooms, four bathrooms and a pool.

The closing marks the latest pricey deal in Miami Beach real estate’s busy season. It follows Thrive Capital’s Kareem Zaki dropping $26.8 million on a waterfront home near North Bay Road and Sunset Island I last month. 
In another February deal, spec developer Todd Glaser and his partners went into contract on a waterfront 2.3-acre North Bay Road estate for $105 million. Also on North Bay Road, a teardown sold for $25.5 million.
