Is 2025 a good year to buy a house in San Antonio?

SAN ANTONIO – A new year can mean a new opportunity. San Antonio real estate professional Charissa Mickles hopes that translates to the housing market.

This year, Mickles said, will “bring a lot of growth.”

“There’s going to be a lot of changes,” Mickles said.

Over the last year, buyers saw high mortgage rates and rising house prices.

Currently, the real estate market remains in flux, which is why professionals across San Antonio and Bexar County are weighing projections for 2025.

“2025 is likely to be a year of volatility,” Thomas Tunstall, a senior research director at the University of Texas at San Antonio Institute for Economic Development, said.

Tunstall said he has closely monitored trends in the real estate market. In the new year, he doesn’t expect a sharp increase in home prices that buyers have seen in the past.

“I think if they increase in 2025, it’s going to be very modest,” Tunstall said.

Tunstall said high mortgage rates might continue through the year.

“There’s still a lot of uncertainty ahead,” Tunstall said.

Tunstall said he has seen the most fluctuation in the housing market coming from the new administration.

President Donald Trump has discussed tariffs and deportations, which could impact construction.

“It’s not clear how that’ll play out,” Tunstall said.

As buyers and sellers wait for signs of change, eyes are also on interest rates.

The Federal Reserve is expected to announce the board’s decision on whether to change interest rates sometime next week.
