Is it safe to buy a house with squatters in it?

I have put an offer in on a terraced house. It is a fixer-upper that has been on the market for more than a year. The tenants first had to be evicted with a section 21 notice, so there was a long delay before I could go and view it, but I have fallen in love with it. I am still waiting for the seller’s decision on my offer, but the estate agent has informed me that there’s now a squatter living in the property. If my offer is accepted, where will I stand, and can the squatter be evicted?
